2. Unpermitted Parking in Motor Courts

The issue of unpermitted parking in the motor courts of the Willow community  is of utmost significance to us as it has led to unsubstantiated accusations of harassment and threatening behavior and threats of arrest and legal action by the builder, Meritage, and property manager, Keystone, which have stripped us of all sense of peace in less than 4 months since taking possession of our new home   (this is detailed in the post titled " Why is Parking in the Motor Courts Such A Problem for Us? ).   As I explained in my first post, the homes in Meritage's Willow community revolve around "motor courts".  The CC&Rs for Live Oak unequivocally state:  "there shall be no parking of any vehicle within the Motor Courts... temporarily or otherwise" (page 24)    Unfortunately, it is evident that this rule has not been clearly communicated by Meritage, Keystone, nor the HOA to Meritage's employees and contractors, vendors, and community residents and gues...

1. House Numbers Not Visible From Street

We were hesitant to purchase a home in an HOA, but decided to move forward given the low price point and HOA dues at Meritage's Live Oak development in Redlands, CA which aligned with our imminent retirement plans.  Having resided in several HOA communities in the past, we had a full understanding of what this would entail and, accordingly, set aside a budget for any possible legal expenses.  In general, however, we would dissuade our friends and family from purchasing a home in an HOA community given enforcement issues- draconian, monetizing, selective, lax, etc., as well as the fact that homeowners who reside in communities governed by an HOA do not have full control of their own homes. Case in point, we had not yet been in our new home a month when we received a Courtesy Notice of Violation from the HOA.  I recall my husband's face when he approached to tell me about it.  He was in shock and had turned pale as he does when his fight-or-flight instinct is triggered...

Unpermitted Motor Court Parking - Log and Photographic Evidence

After receiving Meritage Sales' repugnant May 1, 2025 phone caIl during which a Sales agent accused me of driving away Meritage's business and threatened me with arrest, I knew I had to protect myself, so I started logging and reporting incidents of unpermitted motor court parking in the Willow community and, specifically, in the motor court in which I reside.  I must confess I feel quite dismayed as my husband and I don't see an end in sight- despite the 3 signs that, in its BBB response to my complaint, Meritage boasted about putting up at its own expense (eyeroll).   In the only communication I've had with Meritage to date (which I received with the assistance of the BBB), the builder indicates that it has put up signs (see above picture) at its expense given my concerns.  However, as I mentioned in an earlier post, the issue of parking in the motor courts is not MY concern, per se, but rather a rule per Section 4.28.2(b) of the community's CC&Rs which unamb...
